In the Montalcino area, situated on a hillside with panoramic views just a few kilometres from the historic centre, we are offering the ‘I Due Laghi’ wine estate, a single-block property of approximately 68.52 hectares, characterised by land well-suited to tree cultivation, particularly vines and olive trees, and a fully integrated operational structure, designed for production, hospitality and efficient management.
Vineyard areas and production potential
The property includes approximately 5 hectares of Brunello di Montalcino, 2 hectares of Rosso di Montalcino and 1 hectare of IGT, set within a favourable and well-structured agricultural environment.
Within the estate there are two lakes, each holding approximately 45,000 cubic metres. A lake water purification system (reverse osmosis with chlorine dioxide) has also been installed, ensuring a high degree of water self-sufficiency and low supply costs: a tangible advantage at a time when water availability is a strategic issue.
Agritourism 1: accommodation, private residence and facilities
The main complex comprises the Podere, measuring approximately 536 square metres, a recently renovated historic building with mixed stone and brick masonry and a wooden and brick roof. Inside, it comprises:
- 2 flats and 1 en-suite room for agritourism use (totalling 114 square metres)
- a spacious private flat for the owner, refurbished to a high standard and featuring air-conditioned rooms
- a reception area, a dining room (138 square metres) with a kitchen and toilets, as well as service areas such as a workshop (80 square metres)
In recent years, significant improvements and facilities have been installed: a swimming pool with a low-salinity salt water system, a 10 kW photovoltaic system, 22 kW of energy storage and a 600-litre solar thermal system for domestic hot water, an electric car charging point and a carport with a closed, tongue-and-groove timber roof, waterproofed and fitted with a 4 kW photovoltaic system

Soil and land characteristics
The estate comprises a single block covering a total area of 68.52 hectares, cultivated organically, extending continuously around the farm centre (encircling it 360°). From a soil science, agronomy and geomorphology perspective, the land is suitable for tree cultivation, particularly vines and olive trees.
The soils are described as of medium texture, with good agronomic stability, no waterlogging and no evidence of erosion or landslides.
Geologically, the soils consist mainly of grey clays and sandy clays, with rare intercalations of sand and puddingstone.

Wine production
The declared vineyard area comprises:
- 5 ha of Brunello di Montalcino (organically farmed)
- 2 ha of Rosso di Montalcino (organically farmed)
- 1 hectare of IGT
To support the wine production chain, there is a winery capable of managing the entire process ‘from grape to bottle’, including vinification, barrel ageing and bottle storage; the barrels and machinery have been recently acquired and are certified as being of high quality.

The estate is certified organic: a status increasingly sought after by the market, both for the agricultural side and the hospitality aspect.
