In the heart of Tuscany’s most secluded countryside, on the border with Umbria and just a few minutes from major cultural destinations (Montepulciano, Pienza, Lake Trasimeno), lies an extraordinary property: a wine estate of approximately 125 hectares featuring a luxury resort, spa, modern winery and a rare reserve of white truffles. A place designed for those seeking not only an iconic asset, but also an experience: wine, wellness and landscape within a single private world.

The historic heart: the 19th-century manor house 

At the heart of the estate lies a 19th-century manor house (approximately 1,124 square metres) transformed into a spa resort in an authentic style: terracotta flooring, majestic beams, brick arches, stone fireplaces, grand salons and a layout perfectly suited to high-end hospitality.

The accommodation area comprises a reception, restaurant, professional kitchen and communal lounges, as well as 8 guest suites and 2 staff rooms (13 bathrooms in total).

Extended accommodation and operational facilities

An annexe of approximately 150 square metres houses 5 double bedrooms with en-suite bathrooms, elegantly and independently increasing the accommodation capacity. There are support buildings for staff and farm management, as well as two further farmhouses with outbuildings requiring renovation, ideal for an expansion project (new suites, private villas, charming residences).

The winery (approximately 1,800 square metres), built in 2007, is fully equipped for winemaking, bottling and storage, and includes a tasting/events room with an outdoor terrace and kitchen. A 20 kW photovoltaic system is installed on the roof.

Average production: approximately 100,000 bottles per year, with the potential to increase to around 250,000 bottles per year.

The estate: 125 hectares of private Tuscan land

The land comprises approximately 27 ha of vineyards and 11 ha of olive groves, 32 ha of arable land, and 46 ha of woodland, including 5 ha of white truffle reserve. Replanting rights have already been acquired for approximately 1.8 hectares of additional vineyard. Convenient yet secluded location: approximately 5 km from the A1 motorway and a short distance from the main tourist centres.
